Short-Term Rental in Monaco : Rules, Prices and Alternatives

Short-Term Rental in Monaco-1

Summary of the article in brief :

You plan a short-term rental in Monaco, as a guest or as an owner. The Principality has no dedicated legal framework for this activity: owners of private housing list their apartments on platforms, while subletting state-owned housing remains prohibited.

The supply stays small, with 34 to 190 active listings depending on the data tool, and nightly rates around $426 to $549. Demand peaks during the Grand Prix, the Yacht Show and other events.

You also find the co-ownership and lease checks to make, the French rules that apply just across the border, a comparison between short-term, seasonal and long-term rentals, and the alternatives for a stay of several months.

Is short-term rental allowed in Monaco?

Yes, for private housing. Owners of apartments in the private sector list them on platforms such as Airbnb or Booking, and Monaco has no specific legislation on occasional furnished rentals. The Government has stated that it monitors the practice and considers rules if short stays affect hotels, the housing market or the peace of residents. Measures under discussion include safety requirements, quality standards and the collection of a tourist tax.

Three limits apply today:

  • State-owned housing: subletting is prohibited for tenants of state-owned apartments and holders of a "habitation-capitalisation" contract; a breach leads to the return of the apartment. Monaco counted more than 3,600 state-owned homes at the end of 2019
  • Co-ownership rules: the by-laws or internal rules of a building restrict or forbid short stays in some residences
  • Leases: a tenant who sublets for a few nights needs a lease that allows subletting or the prior consent of the landlord, under penalty of termination and damages

On the tax side, income from a short-term rental is not subject to income tax in Monaco, but VAT applies when the conditions are met, according to the law firm CMS.

The short-term rental market in Monaco in figures

The supply of short-term rentals in Monaco remains small. Owners often keep their apartments as second homes or long-term investments, and the value of the properties discourages frequent turnover of guests. Data tools give different counts, depending on the area they cover and the way they define an active listing.

IndicatorAirDNA (July 2025 to July 2026)AirROI (12 months to September 2026)
Active listings34190
Average daily rate$426$549
Occupancy44%33.1%
Revenue per listing$30,100 per year$2,728 per month

For comparison, Monaco counts 12 hotels with 2,484 rooms and 5,406 beds, according to Petrini. Short-term rentals therefore represent a marginal share of the accommodation offer, and the Government noted that their rates do not compete with those of the hotels. Some listings presented as « Monaco » sit in Beausoleil or Cap-d'Ail, on French territory, which explains part of the gap between the sources.

Read the figures as orders of magnitude rather than exact values. A rate of $426 or $549 per night is an average over the year: an apartment rents far above this level during the Grand Prix week and below it in winter. Occupancy follows the same pattern, with full calendars around the events and empty weeks outside them. If you plan a stay outside the event dates, negotiate the rate and the cancellation terms with the host.

Events that drive short-term demand

Demand for a few nights or a few weeks follows the event calendar of the Principality. Prices climb sharply on these dates, and apartments with a view on the action rent months in advance.

  • Monaco Grand Prix: from 4 to 6 June 2027, with a first sprint weekend in Monaco
  • Monaco Historic Grand Prix: every two years in April
  • Rolex Monte-Carlo Masters: the tennis tournament of the Monte-Carlo Country Club, each April
  • Monaco Yacht Show: each September in Port Hercule

Renting just across the border : the French rules

Many short stays « in Monaco » take place in the neighbouring French communes, such as Beausoleil, Cap-d'Ail or Roquebrune-Cap-Martin. There, French law applies, and the Le Meur law of 19 November 2024 tightened the rules on furnished tourist rentals.

As a guest, check the exact address of the listing: a view « over Monaco » often means an apartment in France, with a different price level, different rules and a longer walk to the events.

Yes, for private housing. Monaco has no specific law on short-term rentals, and owners list their apartments on platforms such as Airbnb and Booking. Subletting state-owned housing is prohibited, and co-ownership by-laws restrict or forbid short stays in some buildings. The Government monitors the practice, and measures under discussion include safety requirements, quality standards and a tourist tax.

Data tools put the average daily rate between $426 and $549 over the last twelve months, depending on the source. Prices rise sharply during the Grand Prix, the Yacht Show and other events, and apartments with a view on the circuit rent months in advance. Ask for the total price, with cleaning fees, deposit and taxes, before you confirm a booking.

The supply remains small: AirDNA counts 34 active listings, while AirROI counts 190, because the two tools define the area and an active listing differently. Some listings presented as « Monaco » sit in Beausoleil or Cap-d'Ail, on French territory. For comparison, Monaco counts 12 hotels with 2,484 rooms.

Rental income is not subject to income tax in Monaco, but VAT applies when the conditions are met, according to the law firm CMS. French nationals living in Monaco remain subject to French income tax. If you rent a property located in France, French rules apply, including the declaration of income. Check your position with an accountant before your first booking.

Only with a lease that allows it or the written consent of the landlord. Without them, the tenant risks termination of the lease and damages. Subletting state-owned housing remains prohibited, and a breach leads to the return of the apartment. Obtain the consent in writing, and keep it with the lease.

Demand peaks during the Monaco Grand Prix (4 to 6 June 2027), the Monaco Yacht Show in September, the Rolex Monte-Carlo Masters in April, the Historic Grand Prix every two years in April and the Rallye Monte-Carlo in January. Book several months in advance for these dates, as the supply stays limited.

Monaco has no specific regime for occasional furnished rentals, so no dedicated licence appears in the rules. The limits come from the co-ownership by-laws, the lease and, for state-owned housing, the prohibition of subletting. In the neighbouring French communes, a prior declaration or an authorisation is required in many cases.

Yes. A seasonal furnished rental of one to several months suits summer stays, a transition before a move or a long project, with a contract that lists the inventory, the deposit and the charges. For a stay of a year or more, a long-term lease gives you a stable address, though the file requires proof of resources and guarantees.

In Beausoleil, Cap-d'Ail or Roquebrune-Cap-Martin, French law applies. The Le Meur law of 19 November 2024 limits a main residence to 120 days per year, reducible to 90 by the local council, requires a declaration or an authorisation in many communes and reduces the micro-BIC allowances since 1 January 2025. The price level and the walk to the events also differ from Monaco.

Check the exact address of the listing, read the house rules of the building, agree on the deposit and the inventory at arrival and departure, and confirm the cancellation terms in writing. Pay through the platform or a traceable method, and keep the messages exchanged with the host.
