Le Portier, Anse du Portier, Mareterra: what each name means

Three names circulate for the same place, which causes confusion in searches and in listings.

NameMeaningWhere you meet it
Anse du PortierThe cove of the Portier, the site on the sea below the Portier roundaboutAddresses of listings (98000 Anse du Portier), the name of the programme during the works
Le PortierThe name of the area and of the new district on the coveEncyclopaedias and general searches
MareterraThe commercial name of the eco-districtOfficial site, press and promotion of the homes
Le RenzoThe main residential building, designed by Renzo PianoListings of large apartments

A listing with the address « Anse du Portier » therefore points to an apartment or a villa of Mareterra, and a search for « Le Portier » leads to the same district.

The history of Le Portier : from the cove to the district

The extension of Monaco on the sea took more than two decades, and the timeline shows the stop-and-go of a project of this size.

DateEvent
Early 2000sThe project begins, with a first target of 2014
2009Prince Albert II orders the project to stop because of the state of public finances
2011New funding is secured and the works resume
18 July 2019The last of 18 concrete caissons is placed and closes the offshore belt
16 December 2019The new 6-hectare strip of land is completed
2020The land reclamation works end
December 2024The district is unveiled
2025Delivery of the last homes, including the townhouses

The extension is the eighth that Monaco has carried out on the sea, and it adds about 3% to the territory of the Principality. The 18 caissons, built as concrete boxes and floated into place, form the base on which the district stands.

The stop of 2009 is part of the story of the district. Prince Albert II ordered the project to stop because of the state of public finances, and the works resumed in 2011 once new funding was secured. The caissons then followed one another until July 2019, which explains why the district opened in December 2024 rather than in 2014, the date of the first target.

What the district offers

Homes

The district sits in the ward described in our guide to Larvotto and gathers 110 apartments in multi-block buildings, 10 villas and 4 townhouses. The two seafront residences are Le Renzo, on the Port Hercule side, and Les Jardins d'Eau. Listings of the district show a 3-bedroom apartment of Le Renzo with sea views, a 4-bedroom apartment of Les Jardins d'Eau and a villa of 4,893 m², all offered at a price on request.

Public spaces and marina

The district counts three hectares of public space, gardens, a seafront promenade and a small marina, the Port du Petit Portier. Shops and restaurants sit at the ground level of the buildings.

Environment

The programme planted 800 trees and installed 200 electric vehicle charging stations. The builders transplanted 384 m² of Posidonia oceanica, a protected Mediterranean seagrass, to the Larvotto Marine Protection Area about 200 metres away.

Prices and notable sales at Le Portier

Market sources quote about €100,000 to €120,000 per m² for Mareterra, roughly double the Monaco average of €57,569 measured by IMSEE in 2025. The table shows how the district compares with its surroundings.

ReferencePrice per m²
Mareterra and Le Renzo (market estimate)€100,000 to €120,000
Larvotto average (2025, IMSEE)€71,167
Monaco average (2025, IMSEE)€57,569
Monte-Carlo average (2025, IMSEE)€54,009

A listing of Le Renzo offers 528 m² of living space and 151 m² of terraces, with 3 bedrooms and sea views, at €57,750,000 according to Petrini, or about €109,400 per m² (our calculation). Sales of new property carry 20% VAT, and the apartments sold off-plan before delivery now change hands as resales. The price of a home in the district depends on the building, the floor, the terraces, the orientation and the services, so a price per m² is an order of magnitude and never a quotation. Request a valuation from an agency for the home you target.

Buying or renting at Le Portier

Buyers and tenants reach the district through three routes.

  • Resale of an apartment or a villa: owners sell through private introductions, and many transactions remain confidential
  • Rental: rents in Mareterra reach up to €150,000 per month according to Euronews, and supply stays rare
  • Off-market access: an agency with a network of owners presents homes before any public listing

Le Portier is the district built on land reclaimed from the sea at the Anse du Portier, in the Larvotto ward. It is known commercially as Mareterra and opened in December 2024. Encyclopaedias use the name Le Portier, while listings use the address Anse du Portier.

The district stretches between Port Hercule and the Grimaldi Forum, below the Portier roundabout, with water on three sides. It forms part of the Larvotto ward, which links it to the beaches and to the seafront of Avenue Princesse Grace.

Both names point to the same place. Le Portier refers to the cove and the area, while Mareterra is the commercial name of the eco-district, and Le Renzo is its main residential building. A search for either name leads to the same homes, and a listing at the address Anse du Portier belongs to the district.

The district covers 6 hectares of land reclaimed from the sea, including 3 hectares of public space, and adds about 3% to the territory of Monaco. It is the eighth extension of the Principality on the sea.

The district counts 110 apartments, 10 villas (6 on the seafront) and 4 townhouses, plus commercial spaces and a small marina. The apartments sit in two seafront residences, Le Renzo and Les Jardins d'Eau.

The programme cost about €2 billion, according to the sources reviewed. This amount covers the land reclamation, the buildings, the public spaces and the marina.

The project began in the early 2000s, stopped in 2009, resumed in 2011, saw its last caisson placed on 18 July 2019 and opened in December 2024. The land reclamation works ended in 2020, and the last homes, including the townhouses, followed in 2025.

Prince Albert II ordered the project to stop because of the state of public finances. New funding was secured in 2011, and the works resumed. The first target for the end of the works was 2014, and the district opened ten years later.

Market sources quote €100,000 to €120,000 per m². A 528 m² apartment of Le Renzo is listed at €57,750,000, and many homes of the district are offered at a price on request. Sales of new property carry 20% VAT, and a valuation by an agency gives the price of a specific home.

Yes, but rentals remain rare. Rents in Mareterra reach up to €150,000 per month. Contact an agency to learn about the homes available, often offered without public listing, and prepare a brief on the surface, the bedrooms and the length of stay.

The programme planted 800 trees and installed 200 electric vehicle charging stations. The builders transplanted 384 m² of Posidonia oceanica, a protected Mediterranean seagrass, to the Larvotto Marine Protection Area about 200 metres away.

The district includes 3 hectares of public space, with gardens and a seafront promenade, and a small marina, the Port du Petit Portier. The public spaces serve residents and visitors alike, while the access to the residences and the private villas depends on their owners.
