Patio Palace at a glance
The Patio Palace is a high-standing residence at 41 avenue Hector Otto, in the Jardin Exotique district, on the north-western heights of Monaco. Completed in 1999, it is a mixed-use complex of two connected towers that combines apartments, offices and a shopping arcade.
The sources describe the pool in two ways, either a private pool at the top of the tower or a large outdoor pool for residents. Ask the agency which description applies to the apartment you visit.
Apartments at the Patio Palace
The residence offers a wide range of layouts. Studios of about 50 m² sit at the entry level, family apartments of more than 250 m² at the top of the range, and a few units reach about 290 m². Many apartments have private terraces, and some have home automation. Agencies describe panoramic views over Monaco and the Mediterranean from the floors of the main tower.
The 14 residential floors give the tower a vertical logic: the lower floors look over the district, and the upper floors open on the sea and the Principality. The floor, the view and the condition of the apartment explain the price differences inside the building.
The range of surfaces suits several profiles. A studio of about 50 m² serves a first purchase, a pied-à-terre or an investment aimed at a tenant who works in the area. A family apartment of 250 m² or more suits a household that wants space, terraces and a pool in the same building. Between the two, the intermediate layouts give a choice for couples and small families. Visit several floors before you decide, because the outlook changes from one level to the next.
Prices at the Patio Palace
Sale prices
Petrini does not publish a price per m² for the building and gives total prices instead. The table converts them with the surfaces of the building, and compares them with the official average of the district.
The prices per m² of the table come from our own calculation. The price of an apartment depends on the size, the floor, the views and the condition. A double parking box was listed for sale at €750,000, a reminder that parking carries a price of its own in Monaco. Our guide to the price per sqm in Monaco details the values district by district.
Rental listings
The rental listings of the building in Petrini's pages concern offices, such as a 21 m² office listed at €2,900 and a 25 m² office listed at €3,750, without a period stated. Browse our apartments for rent in the Jardin Exotique to compare the rents of the district.
A mixed-use tower: apartments, offices and shops
The Patio Palace is not a purely residential building. Of the 29,000 m² of the complex, 22,000 m² serve residential use, or about 76%, and 7,000 m² serve offices and other tertiary uses, or about 24% (our calculation). A shopping arcade sits at ground level, and the second structure of 11 floors hosts offices and technical rooms.
For a resident, this mix has consequences:
- Daytime movement: employees and visitors use the common areas and the arcade during the working day
- Services at the foot of the building: shops and offices in the same complex
- Specific co-ownership rules: charges and decisions involve both residential and tertiary owners
- Security: CCTV and strict access control manage the flows between the two uses
Ask the syndic how the charges are shared between residential and tertiary lots, and which rules apply to visitors. A resident who works from home appreciates the services at the foot of the building, while a resident who looks for silence prefers an apartment on a high floor, away from the arcade and the offices.

Location: Jardin Exotique and its heights
The Patio Palace stands on Avenue Hector Otto, in the quiet part of the Jardin Exotique district, above the port and the Rock. The surroundings combine nature, culture and health services:
- Exotic Garden: succulent garden on the cliff, a short walk away
- Princess Grace Hospital Centre: the main hospital of the Principality, in the same area
- Villa Paloma: the site of the New National Museum of Monaco
- Views: panoramic outlook towards the Mediterranean and Monaco from the upper floors

Patio Palace compared with other residences of Monaco
The Patio Palace attracts buyers who look for a pool and a concierge at a price per m² below the beachfront districts.
Among these buildings, only Villa Ariane is more recent than the Patio Palace, so its systems and common areas are more recent than those of the 1970s and 1980s towers.
The district also sets the Patio Palace apart. The Jardin Exotique stands on the heights, away from the beachfront, and its average price of €45,168 per m² in 2025 sits below Monte-Carlo (€54,009), La Rousse (€51,265) and Larvotto (€71,167). A buyer who accepts a position on the heights gains a lower price per m², a building with a pool and quiet surroundings, in exchange for a longer walk to the beaches.
