Villa Ariane at a glance
Villa Ariane is a new residential building at 16 boulevard d'Italie, in the La Rousse-Saint Roman district, on the edge of the Carré d'Or. The project replaces an older building through a demolition and reconstruction, and brings to the area a boutique residence with modern standards of comfort and energy performance.
The Monaco government publishes a BD2M file for Villa Ariane on its energy transition website. BD2M, for Bâtiments Durables Méditerranéens de Monaco, is the framework for sustainable buildings in the Principality.
Apartments and prices at Villa Ariane
The residence focuses on 1- and 2-bedroom apartments with generous layouts, high-end finishes and, for some units, a terrace or a private lift. Listings describe views over the city and its surroundings; none of them presents a sea view as a standard feature.
Apartments for sale
A listing from an agency of the Principality gives a precise example of the residence:
- Floor: 5th, with a city view
- Surface: 141.96 m² of living space and a 39.04 m² terrace, 181 m² in total
- Layout: living and dining room, fitted kitchen with laundry area, 2 bedrooms, each with a bathroom, a dressing room in the main suite, storage and a guest toilet
- Equipment: home automation for lighting, concierge service
- Price: €8,688,000
The prices per m² of the listing come from our own calculation. They place Villa Ariane above the La Rousse average on living space, in line with a new building, and below the Larvotto level.
The terrace changes the reading of the price. On the 181 m² in total, the apartment comes to about €48,000 per m², below the La Rousse average, while the same price on the living space alone reaches about €61,200. Both figures are useful: the first measures the whole surface you enjoy, the second compares the apartment with other homes on a like-for-like basis. A new building also brings recent systems, insulation and equipment that reduce the works to plan after the purchase.
Apartments for rent
On the rental side, an apartment of 174 m² with 2 bedrooms, 2 bathrooms and a private lift appears in the rental listings of the residence at €18,000 per month. Rentals in new buildings attract tenants who want modern comfort without the price of the beachfront residences. The rent of this apartment amounts to about €103 per m² per month, a level to compare with the other new residences of the east side before you decide.
